In general the process was reasonably good. As with the last loan I closed through CV3, the valuation was the biggest issue. Some of this was the inspector, some the client and some CV3. This has been the second loan that has taken in excess of three months to close recently. Some of this time was the clients' slowness to meet all the requirements. Between CV3 and their brokers, or maybe just me, there needs to be a better (faster) way to close a mortgage. I'm unsure of what this may be but 3 months to close these loans and I have 8 more loans in the same quagmire, languishing with extremely slow movement forward. Any insight or guidance on moving these loans (which have been in the process for 3 months-client delays), would be helpful.

Overall the CV3 team did very well. Areas of improvement are to be found in two areas: The valuation team forced the borrower to pay for a 3rd appraisal after receiving two that were ordered through an AMC. The third appraisal came in higher than the previous two but the valuation team used the last listing value from the MLS - a $25,000 drop in value from the 3rd appraisal. If the valuation team is only going to consider the last MLS listing value then why did they even bother to make the client order, pay for and then basically ignore the newest appraisal. The second area is the details that needed attention in the final review of the documentation. The client had thought they removed a member from the entity but failed to do so. When this was brought up by the U/W team it was taken care of BUT the U/W process appeared to restart once the entity documentation was cleared up, using a CV3 supplied form. Either ACCEPT your own form or don't offer it in the first place. It took another week to re-review the documents. Everything else was in order but the entire process stopped while the CV3 supplied form was reviewed along with the other entity documents.
